Document Requirements for Screening

Before You Begin

Required documents must be submitted within 48 hours. Applications will automatically close if all required documents are not received within 48 hours.

Please allow an average of 5 business days for the screening process to be finalized.

Applicants must log in to the ApproveShield Upload Portal using the secure link sent by email or text to complete the following:

1. Confirm Identity / SSN
2. Sign & Date Authorization
3. Upload Required Documents

Required for All Applicants

Photo Identification

All applicants must provide one of the following:

• State-issued photo ID card
• U.S. driver’s license
• U.S. Visa or non-U.S. passport, verified using the most current I-94

Please Note: U.S. passports are not accepted as verifiable identification.

Income & Asset Verification Requirements

Personal Bank Statement Requirements

A personal U.S. bank statement is required for each qualification option below.

• Most current full personal bank statement
• PDF format only; screenshots are not accepted
• U.S. bank accounts only

Not Accepted:

• Business bank statements are not accepted as personal income.
• Cryptocurrency is not accepted as personal income.

Account Balance / Liquid Assets

Documents Required:

• Most current full personal bank statement

Asset Requirement:

• Applicant: Liquid funds totaling at least 1x the annual market rent
• Guarantor: Liquid funds totaling at least 5x the annual market rent

Currently Employed

Income Requirement: Income must equal at least 2.86x the monthly market rent.

Documents Required:

• Most current full personal bank statement showing paycheck deposit(s)
• Two current and consecutive pay stubs

Recent Job Change: If you have fewer than two pay stubs from a new employer, you must provide an offer letter and your available pay stub(s).

Not Accepted: Cash, Venmo, Zelle, or similar non-verifiable cash apps are not accepted as verification of income.

Offer Letter or Recently Started a New Job

Income Requirement: Income must equal at least 2.86x the monthly market rent.

Documents Required:

• Most current full personal bank statement
• Signed offer letter on company letterhead
• Employment must begin within 60 days of the lease start date

Please Note: Offer letters will be independently validated with the employer’s HR department.

Self-Employed

Income Requirement: Income must equal at least 2.86x the annual market rent.

Documents Required:

• Most current full personal bank statement
• Most recently filed Form 1040 tax return

Please Note: Tax return filing will be independently validated with the IRS.

Not Accepted:

• Business tax returns are not accepted as personal income.
• W-2s, 1099s, Schedule C, or similar filing forms are not accepted as verification of income.

Other Income Sources

Income Requirement: Income must equal at least 2.86x the monthly market rent.

Documents Required:

• Most current full personal bank statement or benefit statement showing applicable deposit(s)

Plus one of the following, as applicable:

• Government Benefits or Income Assistance: Recently dated letter or statement on official letterhead
• Annuity Income: Statement showing regular annuity income dated within the last 30 days
• Retirement or Pension: Recently dated benefit documentation on official letterhead or two current and consecutive pension/retirement pay stubs
• Financial Aid: Recently dated statement from the issuing institution showing the amount awarded for living expenses above and beyond tuition, books, and fees
